I have been doing short sales in Skagit County and the cities of Skagit County, Anacortes, Burlington, Bow/Edison, La Conner, Mount Vernon, Sedro Woolley, Concrete and the other areas in and around the Skagit Valley for about 4 years now. I fell into them by accident but have been educating myself both in the classroom as well in the trenches.

I have successfully done dozens of short sales. My closing ratio is much better now than it was when I first started and this can be attributed to numerous things but having dedicated negotiators is certainly an important factor.

Another thing that is very important is having a complete short sale packet for the lender(s).

Possibly the most important thing is “helping” the agent doing the BPO (Brokers Price Opinion) or the appraiser working for the lender(s). They are more and more frequently from out of the area and don’t have a good grasp on the local market. They also need to be made aware of any and all repairs needed.

* Certified Short Sale Specialist (CSSS)
* Certified Short Sale Negotiator (CSSN)
* Short Sale and Foreclosure Resource (SFR)

Using a broker to facilitate a short sale that has not had the proper training and experience is like using your family doctor to do open heart surgery.

S&P Case-Schiller has nailed it when it comes to what pricing is going to do. Some people will argue,“Well, listen.  Maybe the best thing for homeowners to do is get a modification, stay in the house, and keep it intact.”  If they can get a modification, that’s great.  However, let’s look at the numbers, ladies and gentlemen.  This is directly from the government TARP report, 3.3 million people needed help.  So far in permanent modifications, they’ve helped 166,000.  Now I’m really glad for those 166,000 families. The big challenge is also that numbers showed that almost 50% of them are going to re‑default, but at least they helped those 166,000 families.  That’s 166,000 out of 3.3 million.  Like we have been saying all along… modifications are not the answer!  That’s not what’s going to get us out of this, because the challenge in delinquencies is getting greater.  This is an issue that’s going to be with us for the next several years, ladies and gentlemen.  Sometimes we get a feel that we already know what it’s like to have foreclosures in the neighborhood.
